The Buffalo Heights mixed-use, multifamily building is the first phase in the high-quality, mixed-use district of Buffalo Heights being developed by Midway.
This seven-story, 742,000-square-foot building located at the intersection of Washington Ave. and Waugh, will have a first of its kind 96,000-square-foot H-E-B Urban prototype store located on the ground floor. The second floor will have over 111,000 square feet of parking for HEB customers. The 122,000-square-foot, cast-in-place, third floor podium slab will be the first floor for the 36,000-square-foot office building, 232-unit multifamily building and a 605-space, five-story, precast parking garage.
The three-story office building will include double height floors, and the exterior walls will be full height curtain wall. The structure for the office will be cast-in-place concrete which will also serve as the exposed ceiling for each of the office floors. This class A office building can be accessed from the first-floor office lobby or the parking garage.
The five-story, 275,000-square-foot, multifamily building includes 232 units of class A units wrapping around 17,400 square feet of outdoor courtyard areas and includes 9,000 square feet of indoor amenity space. The resort-style, heavily-landscaped, courtyard areas include brick pavers, multitier pool with sun shelf and water features, two covered outdoor kitchen areas with custom cabanas, fire place, TVs, turf areas and many open and secluded seating areas. Amenity area will include workout and separate yoga rooms, glass enclosed conference room for tenant use, demonstration kitchen, multiple seating areas, dog wash room and bicycle storage. The double-height amenity area will be housed in a jewel-box-bump-out enclosed with metal panels and full-height curtain wall. Ground-floor, multifamily entry lobby will also be set up for an automated package delivery valet service. Amenity areas will be finished with custom millwork, one-of-a-kind steel and wood room dividers, artwork and custom outdoor light features and water walls. Apartment units will have private balconies, frameless showers, large closets, quartz waterfall kitchen islands and bath vanities and free-standing tubs in some units. The multifamily building structure is load bearing metal studs.
Exterior of the building will be finished with brick, custom metal panels and large-size tile wall areas.
