Artis Montrose breaks ground at former “Disco Kroger” site

HOUSTON (October 20, 2025) – National commercial developer Southeastern breaks ground on Artis Montrose, a 528,734-square-foot, seven-story high-end apartment community in the dynamic and eclectic Montrose neighborhood of Houston. Located at 3300 Montrose Boulevard on the former site of Montrose’s iconic “Disco Kroger,” the project will provide top-of-the-market amenities with first-class service.

“Artis Montrose is in the center of one of Houston’s most desirable districts,” Southeastern Vice President Mary Senn said. “The development’s name and design incorporate the site’s history and the neighborhood’s rich tapestry of culture and art.”

Arch-Con Corporation is the general contractor for the 330-unit multifamily podium project designed by Virginia-based DCS Design. The project’s construction consists of five stories of wood frame apartment living totaling 361,324 square feet over two floors of cast-in-place concrete parking totaling 167,410 square feet.

Virginia-based Focus Design Interiors is the interior designer for Artis Montrose, delivering light, airy and modern finishes to create an elevated luxury resort atmosphere. With 14,000 square feet of interior amenity space, the ground floor features a leasing office with double height ceilings. The second floor includes a pet spa and a cyber lounge with work-from-home spaces overlooking the first-floor leasing office. The third floor is the main club room with double height ceilings and the fourth floor includes a fitness suite overlooking the game and club room. A 20,000-square-foot outdoor center courtyard is on the third-floor podium deck featuring a resort-style pool, event lawn, outdoor kitchens, outdoor workspaces, grilling areas, zen garden and fire pit.

Based in Augusta, Georgia, Southeastern has had a 40-year history working with Kroger on various developments throughout the country. Kroger brought this particular property to Southeastern’s attention when the national grocer was closing the store in 2021. Southeastern is committed to curating and keeping prime developments, such as this one.

Soon after Southeastern acquired the site, Arch-Con started working on pricing and concepts. “This high-end podium project will be a great addition to the Montrose neighborhood and we look forward to bringing Southeastern’s vision to life,” said Arch-Con Senior Vice President Michael Vaughn.

The company tapped ParkerRodriguez for the landscape design, Walter P Moore and Associates is the civil engineer and OCI Consulting Engineers is the MEP.
